Which Sarasota County office handles your property question?

Do not send every property question to the Property Appraiser. Sarasota County assessment records, tax payments, recorded deeds, VAB appeals and millage hearings are handled by different offices.

Fast rule: the Property Appraiser values property and administers exemptions. The Tax Collector collects the bill. The Clerk records deeds and official records. The VAB handles eligible administrative appeals. Taxing authorities adopt millage and budgets.

Account Number / Parcel ID: the number to save first

Sarasota County’s search labels the identifier as Account Number/Parcel ID. Save this number after you find the correct record because it connects your property research across search, map view, tax estimator, TRIM review, Tax Collector lookup and VAB filing.

Account # / Parcel IDExact record key
Property recordValues and characteristics
TRIM / estimatorProposed tax context

Public record privacy: do not turn owner search into people profiling. Property records should not be marketed for employment, tenant screening, credit, insurance or other FCRA-covered decisions. A mailing address also does not prove a person’s current residence.

How to read a Sarasota County property record

The property-detail page is a record decoder. Each field answers a different question. Do not use an owner display to prove legal title, and do not use Just Value alone to estimate the tax bill.

Record field What it helps you check Mistake to avoid
Account Number / Parcel ID Exact assessment record reference. Do not rely on a similar owner-name result without matching this number.
Site address Physical property location. Do not confuse site address with mailing address.
Owner display Assessment ownership display used by the Property Appraiser. Do not treat it as title insurance or a legal title opinion.
Municipality Whether the parcel is in Sarasota, Venice, North Port, Longboat Key or unincorporated area. Do not assume the same millage applies countywide.
Property Use / DOR code Assessment classification or use category. Property use is not zoning permission.
Land and building data Lot, land area, living area, total building area, year built, features and improvement details where shown. Do not dispute value before checking factual data.
Sales and instrument references Transfer history, sale price, instrument number or grantor/seller clues. Not every transfer is an arm’s-length comparable sale.
Values and exemptions Just/Market Value, Assessed Value, exemptions, Save Our Homes and Taxable Value. Do not read all value fields as one number.
TRIM button or notice link Proposed-tax notice and VAB deadline information. Do not treat TRIM as a final bill to pay.
2026 TRIM note: Sarasota’s Property Appraiser announced that 2026 TRIM notices were mailed on August 17, 2026. To view a PDF copy, search the parcel and click the 2026 TRIM button near the top of the property record.

Just Value, Assessed Value and Taxable Value explained

Sarasota County’s appraisal process explains that the Property Appraiser establishes Just Value, also called Market Value. Assessed Value is calculated after statutory assessment limits. Taxable Value is Assessed Value minus applicable exemptions and is used in tax calculations.

Just / Market ValueProperty Appraiser’s value estimate
Assessed ValueAfter SOH or 10% non-homestead cap
ExemptionsApplied only where allowed
Taxable ValueUsed with millage
Values

How to read them

  • Just/Market Value is the value estimate as of January 1.
  • Assessed Value can be lower because of Save Our Homes, the non-homestead cap or classification treatment.
  • Taxable Value is generally Assessed Value minus exemptions for a taxing authority.
  • School, county and municipal taxable values can differ because exemptions are not identical for every levy.
Taxes

How tax math works

  • 1 mill equals $1 per $1,000 of taxable value.
  • A parcel usually has multiple taxing authorities.
  • Non-ad-valorem assessments are not simply taxable value × millage.
  • The final property-tax bill is handled by the Sarasota County Tax Collector.

Quick millage calculator: one taxing authority only

This browser-side tool estimates one millage component only. It does not include every taxing authority, school/non-school differences, exemptions, non-ad-valorem assessments, discounts, penalties or payment fees.

At 4 mills, $250,000 taxable value produces $1,000 for that taxing authority.

Sarasota County property-tax cycle

The assessment process and tax-payment process move in stages. The Property Appraiser prepares values and TRIM notices. The Tax Collector later handles the final bill and payment process.

Jan. 1Property status and value date.
Mar. 1Timely Homestead and many exemption filings.
SummerAssessment roll work and proposed values.
AugustTRIM notices mailed; 2026 mailing announced Aug. 17.
TRIM deadlineVAB deadline appears on the notice; value petitions follow the 25-day rule.
Nov. 1Tax roll opens for collection by the Tax Collector.
Current-rate warning: do not use prior-year certified taxes as a final current-year tax bill. Confirm whether you are viewing proposed TRIM values, current assessment data, certified roll information or the Tax Collector’s payment bill.

TRIM notice: proposed taxes, not a bill

In August, the Sarasota County Property Appraiser mails the Truth in Millage notice. The TRIM notice shows proposed property taxes and proposed or adopted non-ad-valorem assessments. It is important because it includes values, exemptions, proposed millage, budget hearings and the VAB petition cut-off date.

Do not pay

TRIM is not the bill

Use TRIM to review values, exemptions, proposed millage, hearing information and deadlines. The Tax Collector issues the later tax bill.

Review fast

Deadlines matter

Florida law limits corrections after roll certification, so review the TRIM notice quickly if value, classification or exemption status seems wrong.

Tax estimator: useful for buyers, but read the assumptions

Sarasota’s Tax Estimator asks for the property address or account number/parcel ID, estimated purchase price, whether you are transferring a Florida Homestead benefit, and whether the property will have Homestead Exemption. Use it before relying on a seller’s current bill.

Buyer warning: do not estimate future Sarasota County property tax by copying the seller’s bill. A seller may have Homestead, Save Our Homes protection and portability history that does not continue the same way for a buyer.

  1. Find the parcel in the official Property Appraiser search.
  2. Save the Account Number / Parcel ID.

  5. Enter the property address or account number/parcel ID.
  6. Enter the expected purchase price and year of purchase.
  7. Answer Homestead and portability questions honestly.
  8. Read the estimator assumptions and exclusions before using the result.

Homestead, Save Our Homes and exemptions affecting values

Records and values often raise exemption questions. Sarasota’s Homestead overview says a homeowner must own and occupy the property as a permanent residence on January 1 and apply by March 1 for the year claimed. The online Homestead application says ownership should already appear in your name and asks applicants to allow about 30 days after closing for deed and ownership processing.

Homestead

Two deadline tests

You need January 1 qualification and a timely application by March 1 for the tax year, unless a late-filing route applies under current official instructions.

2026 amount

Up to $51,411

The first $25,000 exemption plus the CPI-adjusted additional exemption up to $26,411 can apply where legally eligible. The additional exemption does not apply to school taxes.

SOH cap

2026 cap: 2.7%

Save Our Homes limits qualifying Homestead Assessed Value increases to the lower of 3% or CPI. It does not directly cap Just/Market Value or the final bill.

Portability

Homestead itself does not move

If you leave one Florida Homestead and establish another, you may be able to transfer some or all of the Save Our Homes benefit. Sarasota explains that portability depends on the prior Homestead and each situation can be unique.

Document follow-up

Use official document channels

Sarasota directs supplemental Homestead/exemption documents to CustomerService@SarasotaPropertyAppraiser.gov. Follow any hold notice exactly and keep copies.

How to apply or verify Homestead

  1. Open the official Sarasota Homestead overview or online application.
  2. Confirm you owned and occupied the property as your permanent residence on January 1.
  3. Verify your deed has been processed into the Property Appraiser record if you recently closed.
  4. Prepare Florida driver license or Florida ID and other permanent-residency evidence requested by the official application.
  5. Complete the current application through the official filing method.
  6. Save confirmation and later check the Homestead application status.
  7. If denied, read the denial letter and preserve the 30-day VAB deadline from the denial mailing date.

VAB appeal: separate value disputes from tax-rate complaints

The Sarasota Value Adjustment Board process is for challenges to assessment, classification and exemptions. If you agree with the value/classification/exemption status but object to proposed taxes or millage, use the taxing-authority budget hearing listed on the TRIM notice instead.

Value petition

25-day TRIM rule

Value petitions are due on or before the 25th day after the TRIM notice is mailed. The cut-off date is printed on the TRIM notice.

Denial petition

30 days from denial letter

Exemption or transfer-of-assessment-difference denial petitions use the deadline from the denial letter mailing date.

Filing fee

$50 online filing fee

The Sarasota Clerk VAB page states online filing requires a $50 filing fee, with a 3.5% card processing fee through the third-party payment system.

Your concern Correct first step Do not confuse it with…
Just/Market Value looks too high Check property facts, recent qualified sales, condition and valuation evidence. A complaint about millage or final bill payment.
Homestead or exemption missing Check application status, hold notice, tax year and denial letter. A deed-recording issue without checking the recorded deed.
SOH or portability looks wrong Compare prior Homestead, assessed values, abandonment year and portability documents. A Market Value cap; SOH limits Assessed Value.
Millage rate seems too high Attend or contact the taxing authority listed on TRIM. A VAB valuation dispute.
Non-ad-valorem assessment seems wrong Contact the levying authority responsible for that assessment. Assuming the Property Appraiser controls every line item.
Do not lose rights during informal review: speaking with Property Appraiser staff may help resolve issues, but it does not automatically extend the VAB deadline. File with the Clerk to the VAB when formal appeal rights must be preserved.
  1. Read the TRIM notice and identify the exact disputed value, classification or exemption issue.
  2. Call or contact the Property Appraiser if you need informal review, but watch the deadline.
  3. Gather evidence such as comparable sales, photos, repair estimates, permits, plans, measurements or official documents.
  4. Open the Sarasota Clerk VAB page and confirm the current filing method and fee.
  5. File online or use the official form/mail/hand-delivery route allowed by current instructions.
  6. Save the transaction number, password, filing confirmation and fee receipt.
  7. Use the VAB system to upload evidence and review the Property Appraiser’s evidence if participating in exchange.

Deeds, mortgages, liens and ownership updates

Assessment records and recorded documents are not the same. Sarasota Clerk Official Records provides access to public records such as deeds and mortgages. Its online index covers 1990 to present, while Sarasota County Official Records are available from 1921 to present through electronic/microfilm access and records requests.

Recorded documents

Use Sarasota Clerk Official Records

Search Official Records when you need deeds, mortgages, liens, judgments, certified copies, instrument references or book/page research.

Assessment display

Use SCPA for parcel ownership display

The Property Appraiser record can show assessment ownership, but it does not provide a legal title opinion. A recorded deed may exist before the assessment display looks updated.

  1. Search the property on the official Property Appraiser site and save the Account Number / Parcel ID.
  2. Open Sarasota Clerk Official Records.
  3. Search by party name, instrument number, book/page, document type, date range or legal-description clues where available.
  4. Open the matching document and verify recording date, parties, legal description and instrument reference.
  5. Use certified copies when a court, lender, title company or agency requires certification.
  6. If the Property Appraiser still shows an old owner, confirm deed recording before assuming another deed is required.

Sarasota County property record troubleshooting

Address search returns no result

Try Account Number / Parcel ID if available. Otherwise simplify the address, search by street only, check ZIP/municipality, try subdivision, or use map property search.

Owner search shows several properties

Compare site address, account number, parcel ID, municipality, legal description and sale/deed context. Do not rely on owner name alone.

The property record shows the prior owner

First check the latest recorded deed in Sarasota Clerk Official Records. The assessment ownership display may update after deed processing, so confirm recording before assuming another deed is needed.

My Market Value increased more than the SOH cap

Save Our Homes limits qualifying Homestead Assessed Value, not Just/Market Value and not the final tax bill. Check Assessed Value, SOH cap, exemptions and taxable values separately.

School taxable value is higher than county taxable value

This can be normal because not every exemption applies to school taxes. The additional Homestead exemption does not apply to school levies.

The seller’s tax bill is lower than my estimate

The seller may have Homestead, Save Our Homes or portability benefits. Buyers should use the official Sarasota Tax Estimator and check current Tax Collector information rather than copying seller taxes.

The map boundary appears incorrect

Use the map for assessment research only. Boundary, easement and title issues may require Official Records, a surveyor, a title professional or legal guidance.

I disagree with the proposed taxes, not the value

If the issue is millage or budgets, use the taxing-authority hearing information on the TRIM notice. The VAB handles eligible value, classification and exemption disputes, not general tax-rate objections.

6. Is the TRIM notice a bill I should pay?

7. What is the 2026 Save Our Homes cap for Sarasota County?

The 2026 Save Our Homes cap is 2.7%. It limits qualifying Homestead Assessed Value increases, not Just/Market Value and not the final property-tax bill.

8. What are the 2026 Homestead exemption amounts?

For 2026, the first Homestead exemption is up to $25,000 and the CPI-adjusted additional exemption can be up to $26,411 for eligible homeowners. The additional exemption does not apply to school taxes.

9. Where do I find Sarasota County deeds, mortgages or liens?

Use Sarasota Clerk Official Records for deeds, mortgages, liens, judgments, instrument references, book/page research and certified-copy needs. The Property Appraiser record is not a legal title opinion.

10. Can a buyer rely on the seller’s current Sarasota County property-tax bill?

No. A seller’s tax bill may reflect Homestead, Save Our Homes, portability or other benefits that do not continue the same way for the buyer. Buyers should review the parcel record and use the official Sarasota Tax Estimator.
