How to read a Polk County property record

A property record is not just an owner lookup. It can include property description, land and building data, sale history, map links, tax-roll values, exemptions and prior-year final values. Read each field for the question it actually answers.

Market value, assessed value, exemptions and taxable value are different numbers

Florida assessment records can show several values for the same parcel. Polk County records may show land value, building value, extra features, Just Market Value, agricultural classified value, Homestead Cap / SOH portability savings, Assessed Value, Exemption Value and Taxable Value by district.

  • Just Market Value is not the same as asking price, online estimate or lender appraisal.
  • Assessed Value can be lower because of Save Our Homes, agricultural classification or other assessment limits.

  • 1 mill equals $1 for every $1,000 of taxable value.

A property detail page can show current information above an update notice and prior final tax-roll information below it. This can be normal because current assessment activity, TRIM notices and final Tax Collector bills happen at different points in the annual cycle.

Buying in Polk County? The seller’s tax bill may not predict your bill

This is one of the most important Florida property-tax warnings. A seller may have Homestead, Save Our Homes protection, portability history or other benefits that do not continue in the same way after a transfer.

Do not estimate your future Polk County property tax by copying the seller’s current bill. After a qualifying ownership change, the assessment treatment may change, exemptions may disappear, and future taxable value may be materially higher.

A high tax bill is not always a Property Appraiser problem. First decide whether the dispute is value, missing exemption, denied classification, portability, millage, non-ad-valorem assessment or payment.

2026 VAB timing: Polk County Clerk’s VAB page says the 2026 petition filing deadline is September 11, 2026 at 5:00 p.m., with separate posted deadlines for agriculture and exemptions. It also explains that assessed-value petitions are due 25 days after TRIM notice mailing and that denial-related deadlines can depend on the notice date. Market value rose more than 2.7%
