Parcel number, owner name and address: which search clue should you trust?

Okeechobee County values: Just / Market Value, Assessed Value and Taxable Value

How to file Homestead in Okeechobee County

Permanent residence as of January 1
OkeechobeePA states that to claim Homestead for next year, the property must be in your name and you must have established it as your permanent residence as of January 1.
Up to $50,000 Homestead
Florida Homestead can provide up to $50,000 of exemption. The first $25,000 applies to all property taxes; the additional $25,000 applies to assessed value above $50,000 and only to non-school taxes.
Agricultural classification: zoning and tax classification are not the same
OkeechobeePA’s agricultural classification page says land must be used primarily for bona fide agricultural purposes, meaning good-faith commercial agricultural use of land. It also says January 1 is the statutory assessment date, the filing deadline is March 1, and agricultural zoning does not automatically entitle a parcel to agricultural classification.

Rural acreage alone is not enough. Be prepared to show good-faith commercial agricultural activity, not only an agricultural zoning label.

Not transferable
OkeechobeePA says agricultural classification is not transferable. If the property is sold or transferred, a new application must be filed.

The Okeechobee County Clerk’s VAB page says the Value Adjustment Board was created to provide a forum for complaints regarding the Property Appraiser’s assessment, denial of an exemption or classification, or the Tax Collector’s denial of a tax deferral.

Tangible Personal Property: business assets are separate from Homestead
Tangible Personal Property is separate from a residential Homestead parcel. Business furniture, fixtures, tools, machinery, equipment, signs, leasehold improvements and supplies used to earn income can be subject to annual reporting.
