How to search Hernando County property records
The official parcel search supports Basic Search, Geographic Search, Structure Filters and Tangible Personal Property Search. Start with the strongest identifier you have, then verify the record before using values, tax data or GIS links.
- Open the official parcel search.
Use propsearch.hernandocountypa-florida.us/home. If a disclaimer appears, read it and continue only if you understand the limits of the data. - Use Parcel Key when available.
The search page accepts a Parcel Key and says to enter up to 8 numbers. This is often the cleanest way to avoid address and owner-name confusion. - Use Parcel Number when available.
The search accepts a Parcel Number format such as R12 345 67 8901 2345 6789, and spaces are not necessary. - Search by owner name carefully.
Owner-name search can return similar names, trusts, LLCs, estates and prior ownership. Confirm the situs address, Parcel Key and Parcel Number before relying on the result. - Search by address when you do not know the parcel identifiers.
Use street number, street name and street type when needed. Keep the first search simple if the system returns no result. - Use geographic filters for research.
Section, township, range, DOR code, subdivision, neighborhood and acreage tract filters help when researching a group of properties rather than one address. - Use structure filters for property-type research.

Parcel Key
Use the Parcel Key when you already have it from a record, TRIM notice, tax lookup, GIS map, closing file or prior search.
Parcel Number
Use the longer Parcel Number when it appears on the property record. It connects the appraisal record to map and legal-description research.
Owner or address
Use owner or address search when identifiers are unknown, but always verify the exact parcel before using the data.
Parcel Key and Parcel Number: save both after you find the record
Hernando County records commonly show both a Parcel Key and a longer Parcel Number. Save both because different tasks may ask for different identifiers.

Market, Assessed, Capped, Exempt and Taxable values explained
Hernando County records can show several values on the same parcel. Reading them as one number leads to bad tax estimates, weak appeals and wrong buyer expectations.
Do not compare the wrong fields
- Market Value is the appraiser’s assessment-value estimate, not automatically a listing price or private appraisal.
- Assessed/Capped Value can be lower than Market Value because of Save Our Homes, non-homestead caps or classifications.
- Exempt can show Homestead or other approved exemption amounts.
- Taxable Value is used with millage, but final bills can include multiple authorities and non-ad-valorem assessments.
Millage, final bill and non-ad-valorem
- One mill equals $1 per $1,000 of taxable value.
- Taxing authorities set millage, not the Property Appraiser alone.
- Non-ad-valorem assessments are not always taxable value × millage.
- The Tax Collector handles tax bills, payment, discounts, delinquency and receipts.

Hernando property-tax cycle
Current parcel data, preliminary tax-roll labels, TRIM notices and final tax bills happen at different points. Always verify whether you are reading current preliminary values, final/certified roll data, a TRIM notice or the Tax Collector’s payable bill.
Homestead, Save Our Homes, portability and forms
Many users open a Hernando County property record to see whether Homestead or another exemption is showing. The Property Appraiser administers exemptions; the Tax Collector handles the bill after taxes are billed.
File or reapply correctly
Use the official Homestead portal or DR-501 form. The Homestead portal notes that if you recently moved within Hernando County, you must reapply for Homestead Exemption.
Assessed value cap
Hernando’s SOH page explains that a qualifying Homestead assessment increase is limited to 3% or the CPI change, whichever is less, while the property keeps a current valid Homestead exemption.
Benefit transfer, not automatic
Hernando’s portability page explains that eligible owners may transfer up to $500,000 of Save Our Homes benefit from a prior Florida Homestead to a new one when the rules are met.
- Search the parcel and save the Parcel Key and Parcel Number.
- Review whether Homestead or another exemption appears on the current property record.
- Open the official Homestead portal if you need to file or reapply.

- If moving from another Florida Homestead, ask about portability and file the required portability application with your Homestead filing when applicable.
- After submitting, check the parcel record later. Do not assume approval only because you submitted a form.
TRIM notices, value review and VAB petitions
A high tax bill is not automatically a valid value appeal. First identify the specific issue: value, property data, missing exemption, Save Our Homes/portability, classification, millage, non-ad-valorem assessment or payment balance.

Check current fee
The Hernando Clerk’s 2026 VAB page lists a $50 petition filing fee, a $5 added-parcel fee for joint petitions, and says petitions are not considered filed until the fee is received.

The Clerk page states completed petitions should be mailed to the Clerk to the VAB at 20 N. Main Street, Room 362, Brooksville, FL 34601 or submitted by email to vab@hernandoclerk.org.
Build proof, not complaints
Use photos, repair estimates, survey documents, permit records, adjusted comparable sales and exact parcel-record fields. Do not rely only on a listing website or one unrelated sale.

Deeds, mortgages, liens, plats and ownership changes
Property Appraiser ownership display and Clerk Official Records are related, but they are not the same. For title-sensitive research, use the Hernando County Clerk of Court & Comptroller Official Records system.

Fix common Hernando County property-search problems
Address search returns no result
Try Parcel Key or Parcel Number first. Otherwise simplify the street search, remove extra unit/suffix details, and try street number plus street name before adding more filters.
Owner search shows several parcels
Compare situs address, mailing address, Parcel Key, Parcel Number, subdivision and map location. Common names, trusts, LLCs, estates and prior owners can create wrong matches.
The parcel page shows preliminary and final tax-roll information
Read the tax-roll label carefully. Preliminary roll data, prior-year certified information, TRIM proposed taxes and final Tax Collector bills are not the same thing.
The GIS map boundary or land size looks wrong
Gather your survey and exact parcel details. Hernando’s GIS FAQ says maps are used for taxation purposes and may not be survey quality. The office may review survey evidence, but a GIS map is not a legal survey.
I need zoning, building or impact-fee answers
Use the GIS map as a first look only. The official GIS FAQ routes buildability, zoning and impact-fee questions to county zoning/building departments.
Market Value rose more than the Save Our Homes cap
Save Our Homes generally limits qualifying Homestead assessed-value increases. It does not directly cap Market Value and it does not guarantee the final tax bill cannot increase.
School taxable value is different from county taxable value
This can be normal because exemptions do not always apply identically to every taxing authority. The additional Homestead exemption does not apply to school district taxes.
I need to pay taxes or check delinquency
Use the Hernando County Tax Collector. Tax Collector FAQ guidance states all property taxes become delinquent on April 1. The Property Appraiser does not collect the payment.
