Common Harris County property-record issues
Address search does not find the property
Try street-name variations, numbered and spelled-out street names, and Advanced Search. HCAD warns that its address search does not work like online map-search engines, and some site addresses may show as zero or use different road names.
The owner name looks wrong after a sale
Check the Harris County Clerk deed record first. HCAD says it receives transaction reports for deeds filed with the County Clerk. For a newly purchased property, HCAD recommends submitting Form 25.25(b)RP with evidence of title such as a recorded deed, signed closing settlement statement or probated will.
The account is on the map but not in the search
HCAD explains that new accounts may be created in GIS before all account information is entered into the main appraisal system. New subdivisions, splits and merges can create timing differences.
The search record exists but the map does not show it
HCAD explains that accounts can be maintained in the appraisal system before GIS mapping is complete. If the issue persists, use the account number when contacting HCAD.
The tax bill is higher even after a protest
A value change is only one part of the bill. Tax rates, exemptions, ceilings, multiple taxing units, special districts, MUDs, late payment timing and Tax Office records can all affect the final amount.
The seller’s tax bill is much lower than my estimate
The seller may have a homestead cap, over-65 ceiling or exemption status that does not carry forward to the buyer next year. Use your own qualification status and current HCAD/Tax Office data.
