Do not rely on a name match alone. A correct parcel reference plus matching situs address is safer than an owner-name result. This matters for family transfers, estates, businesses, trusts, rural tracts, agricultural land, mobile homes and recently sold properties.

How Hamilton County property values should be read

The Property Appraiser’s office values real and tangible personal property for the tax roll. Florida keeps appraisal work separate from the taxing authorities that set millage rates, so the property record is only one part of the tax bill.

Value path

Just / Market Value is the assessment starting point. Assessed Value can reflect Save Our Homes or another assessment limit. Taxable Value is after applicable exemptions.

Hamilton County exemptions: what to check before filing

The Hamilton County Property Appraiser’s exemption page states that exemption applications must be made by March 1 for the year of application, and that the initial application must be made in person at the Property Appraiser’s office. The office also says applications are taken on a walk-in basis, and people who cannot come in should contact the office for assistance.

Do not wait until the last day: Hamilton County states that failure to apply by March 1 constitutes waiver of that exemption for the year, though late filing may be allowed for extenuating circumstances. Because initial filing is in person, prepare documents before visiting.

How to start a Hamilton County Homestead Exemption filing

Hamilton County does not currently offer online exemption filing according to its FAQ. The office says all exemption applications must be made in the Property Appraiser’s office, and anyone unable to come in should contact the office so staff can try to assist.

  1. Confirm January 1 eligibility.
    Verify legal or beneficial title and that the property was your permanent residence as of January 1 for the application year.
  2. Search the property record first.
    Open the official Beacon property record and save the parcel reference.
  3. Make sure your deed or ownership instrument is recorded.
    Hamilton County’s exemption page says the deed or instrument granting ownership must be recorded in Hamilton County Official Records.
  4. Prepare identity and residency evidence.
    Bring proof of Social Security numbers for all owners, valid Florida driver license or Florida ID with updated address, current Florida vehicle registrations with updated address, and voter-registration card if registered.
  5. Prepare additional residency proof when needed.
    Examples can include Declaration of Domicile, proof of utility payment at the Homestead address, citizenship or permanent-resident documentation, prior Homestead information and spouse Social Security information.
  6. Apply in person at the Property Appraiser’s office.

  7. Save proof and check the record later.
    Keep copies and verify that the exemption appears on the correct parcel and tax year after processing.
2026 exemption amount note: Hamilton County’s exemption page says the first $25,000 Homestead exemption applies to all millage rates. It also says the second exemption amount is CPI-adjusted annually and increased to $26,411 for 2026, applying only to qualifying assessed value above $50,000 and not to school taxes.
New-buyer warning: Hamilton County’s FAQ says when property is sold or conveyed and Homestead is interrupted, the limitation and exemption expire January 1 of the year following change of ownership. The new owner must qualify and apply.

Agricultural classification: rural land does not automatically qualify

Hamilton County’s agricultural-classification page states that land must be used primarily for bona fide agricultural purposes, meaning good-faith commercial agricultural use of land. Agricultural zoning and agricultural classification for taxation are not the same thing.

  3. File the current agricultural-classification application by March 1.
  4. Report changes in use, ownership, lease, acreage or operation to the Property Appraiser.
  5. If denied, read the denial letter immediately; Hamilton County says you have 30 days from the denial-letter date to file a VAB petition.

Tangible Personal Property: business assets are separate from real estate

Hamilton County defines Tangible Personal Property as property other than real estate that has value in itself, including business machinery, office equipment, office furniture and fixtures, industrial equipment, farm equipment and other items.

Any person or business that owns taxable TPP as of January 1 must file a return with the Property Appraiser by April 1.

For damaged Homestead property that becomes uninhabitable, the owner may need to notify the Property Appraiser and meet repair/rebuild requirements.

  4. Describe the damage and be ready to provide access if staff needs to inspect the property.
  5. Keep photos, insurance documents, repair estimates and dates for your records.

Tax bills, payment discounts and millage belong with the Tax Collector and taxing authorities

The Hamilton County Tax Collector collects property taxes after the tax roll is prepared. The Tax Collector’s property-tax page states that changes to name, address, location and assessed value are processed through the Property Appraiser’s office, but payments, discounts and delinquency are Tax Collector tasks.

This estimates one millage component only. A full Hamilton County tax bill can include county, school, city, water-management or district rates plus non-ad-valorem assessments.

At 8.5976 mills, $250,000 taxable value produces about $2,149 for that one taxing authority.
Tax-certificate warning: the Tax Collector explains that a tax certificate is a lien created by payment of delinquent taxes, not a purchase of the property. Continued nonpayment can lead to serious collection and tax-deed consequences.

TRIM notice and Hamilton County VAB appeals

Hamilton County’s FAQ says each August property owners receive a Notice of Proposed Property Taxes. The notice says “DO NOT PAY – This is not a bill.” It shows assessed value, exemptions, taxable value, proposed taxes and public-hearing dates for taxing authorities.

The old owner still appears after a sale

First verify the deed in Hamilton County Clerk Official Records. A recorded deed and a Property Appraiser ownership display can update on different timelines.

Market value changed but assessed value changed differently

Hamilton County’s FAQ explains that Save Our Homes can require assessed value to increase by the lower of 3% or CPI when market value is still above last year’s assessed value. Market value and assessed value are not the same field.

I own a mobile home and the land

Hamilton County’s FAQ says if you own both the mobile home and land, you may qualify for Homestead if it is your qualifying residence. Even without Homestead, real-property stickers may be required for the mobile home.

Agricultural zoning is on the property

Agricultural zoning does not automatically create agricultural classification for property-tax purposes. Hamilton County says they are not one and the same.
