How to search Collier County property records
Collier County’s official map/search system supports common search routes including Owner Name, Site Address, Parcel ID, Subdivision, Condominium and Township-Range-Section. Start with the most specific identifier you have.

How to read a Collier County property record

Collier County property values: Just/Market, Assessed and Taxable
Florida property records can show multiple value fields on one parcel. Each value has a different role. Reading them as the same number can lead to wrong tax estimates and weak appeals.
Why Just Value can differ from Assessed Value
Assessed Value can be lower than Just/Market Value because of Save Our Homes, the 10% non-homestead cap, agricultural classification or other assessment limitations. It is not simply “market value minus exemptions.”
Why taxable values can differ
Exemptions do not always apply to every taxing authority in the same way. School, county, municipal and district taxable values can differ without it automatically meaning the Property Appraiser made a mistake.

Homestead exemption, Save Our Homes and portability in Collier County
Collier’s Homestead page says a person who holds legal or equitable title to Florida real property on January 1 and makes it their permanent residence, or the permanent residence of a dependent, may be eligible for Homestead Exemption.
What it can reduce
Collier’s official Homestead page explains that the exemption can reduce assessed value up to $25,000 for all taxing authorities, plus an additional exemption above $50,000 for levies except school district levies.
In-person application
The official Collier Homestead page says applications must be made in person at one of the Property Appraiser locations, with required residency documents.
Before March 1
New applications for the current year must be made prior to March 1. If you move, you must file a new application because Homestead does not automatically transfer.

Buying in Collier County? Do not copy the seller’s property-tax bill
The seller’s current tax bill may reflect Homestead, Save Our Homes protection, portability history, agricultural classification or other limits that may not continue for a buyer. Collier’s Homestead brochure warns that if the previous owner had Homestead, your assessment may be adjusted to market value the year after purchase.

Collier County VAB appeal: values, exemptions and classification disputes
The Value Adjustment Board is the administrative process for certain disputes involving property value, exemptions, classifications and related tax-roll issues. Collier’s VAB information says the board and magistrates are independent of the Property Appraiser’s office.

Do not miss the filing window

Tangible Personal Property: business assets are separate from real estate
Collier County’s Tangible Personal Property information explains that business property must be reported annually when applicable. This is separate from ordinary real-property Homestead and should not be confused with the parcel record for a home.

Collier’s 2026 TPP documents state that the return must be returned by April 1, 2026, to receive the $25,000 TPP exemption and to avoid penalties.

Collier’s 2026 extension request says an extension document must be emailed in advance, with the completed signed return due no later than May 1, 2026.

Deeds, liens and Official Records are not the same as the appraiser record
The Collier County Clerk Official Records system is the place for recorded documents such as mortgages, deeds, plat maps, declarations of condominium and related records. The Clerk’s disclaimer says the online index is a guide and should not be relied on as the complete underlying official record.

Useful for tax-roll and assessment research. It can update after recorded documents are processed and should not be treated as title insurance.
