Florida property records can show several different values for the same property. Reading them as one number creates bad tax estimates, weak appeal arguments and wrong buyer expectations.

Glades County Homestead and exemption checklist

The official DR-501 Homestead application says permanent Florida residency is required on January 1 and the application is due to the Property Appraiser by March 1. File the signed application with the county property appraiser and provide complete ownership and residency proof.

DR-501 explains that a person who owns Florida real property on January 1 and makes it a permanent residence may receive a property tax exemption up to $50,000 of assessed value.

Assessed value cap

Beginning the year after Homestead is granted, the assessment on a qualifying home cannot increase more than the lower of CPI change or 3%, except for applicable law changes and property changes.

Portability

Benefit transfer, not automatic

DR-501 tells applicants they may qualify for portability if they lived in another Florida Homestead during the immediately preceding three years, but a separate application is required.

Prepare before you file DR-501

  2. Confirm legal or equitable title as of January 1 of the tax year.

2026 Florida amount note: Florida’s first Homestead exemption is up to $25,000. The CPI-adjusted additional Homestead exemption has a 2026 maximum of $26,411 and does not apply to school district taxes. The 2026 Save Our Homes cap is 2.7%.
New buyer warning: a seller’s tax bill may reflect Homestead, Save Our Homes, portability, agricultural classification or other benefits. A buyer’s future assessed value and exemptions can change after ownership and January 1 status are updated. Do not estimate future taxes by copying the seller’s bill.

Tangible Personal Property and agricultural classification

Glades County includes rural, agricultural, commercial and mobile-home property situations where the ordinary homeowner search is not enough. Business assets, farm equipment, leased equipment, rental furnishings and agricultural land may require separate filing or classification review.

Business assets due April 1

DR-405 says to return the Tangible Personal Property tax return to the county property appraiser by April 1. It includes furniture, computers, machinery, farm/grove/dairy equipment, rental-unit appliances, leasehold improvements, supplies, leased equipment and mobile-home attachments used for commercial purposes.

  • Report all property located in Glades County on January 1.
  • Include fully depreciated items still in use.
  • Use original installed cost and acquisition year.
  • Sign and date the return; unsigned returns cannot be accepted.
  • Request an extension early enough for the office to act before April 1.
Agriculture

Bona fide commercial agricultural use

DR-482 says the agricultural classification application must be filed with the county property appraiser on or before March 1. It asks for agricultural income, acreage, livestock/crop/timber/aquaculture use and whether DR-405 has been filed for machinery and equipment.

TPP penalty warning: DR-405 instructions list penalties for failure to file, late filing and unlisted property. The form also says each return is eligible for an exemption up to $25,000 when filed timely, and late filing can result in loss of that exemption.

A high tax bill is not automatically a valid assessment appeal. First identify whether the problem is Just/Market Value, property data, missing Homestead, agricultural classification, TPP value, portability, millage, non-ad-valorem charge or payment balance.

Use the Clerk Official Records to verify the recorded deed. Appraiser ownership display may update on a tax-roll schedule and is not a legal title opinion.

Market Value increased more than the Save Our Homes cap

Save Our Homes limits qualifying Homestead Assessed Value growth, not the Just/Market Value. New construction, additions, ownership changes and other rules can affect the calculation.

School taxable value differs from county taxable value

This can be normal because exemptions do not apply identically to every taxing authority. The additional Homestead exemption does not apply to school district taxes.

I missed the Homestead March 1 deadline

Contact the Glades County Property Appraiser immediately. Late filing rules are limited, and the VAB/Clerk instructions may require a good-cause statement for petitions after certain deadlines.

I missed the TPP April 1 deadline
