How to read a Manatee County property record

Homestead Exemption, Save Our Homes and portability

Manatee County says a homeowner must establish permanent Florida residency on or before January 1 and apply online or in person by the March 1 deadline for the exemption year. Florida DOR explains that Homestead can reduce assessed value up to $50,000, with the first $25,000 applying to all property taxes including school taxes and the additional exemption applying to non-school taxes.

2026 cap: 2.7%

Florida DOR’s January 2026 Save Our Homes publication lists the 2026 SOH assessment cap as 2.7%, based on the lower of 3% or the applicable CPI change.

Portability reminder: Manatee states the Homestead exemption itself is not transferred to a new home. A new owner must qualify and apply for the new Homestead by the deadline. A separate portability application may be needed if the owner is transferring a qualifying Save Our Homes assessment difference from a prior Florida Homestead.

Buyer warning: do not estimate your future Manatee County property tax by copying the seller’s current bill. Manatee’s SOH guidance says when a home benefiting from the SOH cap is purchased, property taxes may increase the next year because assessed value must be adjusted to current market value.

TRIM Notice: proposed taxes, not your final tax bill

Manatee County Property Appraiser sends the Notice of Proposed Property Taxes, commonly called the TRIM Notice, in August. It is designed to show property values, proposed millage and proposed taxes before the final bill is mailed by the Tax Collector.

Before filing a Manatee County VAB petition, identify the real issue

The Value Adjustment Board is for eligible assessment, classification and exemption disputes. It is not the route for simply disagreeing with a taxing authority’s budget or millage rate.

Deeds, mortgages, liens and ownership updates

A Property Appraiser record and a recorded deed are related, but they are not the same thing. The Manatee County Clerk & Comptroller’s online searches include recorded document records. The Clerk explains that the Official Records index stores the recording date, parties, legal description, book/page and taxes/fees paid when the document was recorded.

Address search returns nothing

Try the parcel ID if available. Otherwise simplify the street name, add an asterisk at the end of a partial search term where appropriate, check spelling, remove uncertain unit/suffix details, use the Map button or try owner-name search.

Owner search shows several properties

Compare situs address, parcel ID, mailing address, sales history and legal-description context. Do not rely on owner name alone, especially for companies, trusts, estates or common names.

Personal property or tagged mobile home does not appear

Manatee’s search tips say searches default to real property. Change the Property Type selection to include personal property accounts and tagged mobile homes when that is the record type you need.

The square footage seems wrong

Manatee’s terms explain that square footage estimates are derived from exterior wall measurements, while builders often use interior dimensions. Compare the record with external measurements, plans, permits or other supporting documents before contacting appraisal staff.

The map boundary looks wrong

The parcel map is not a title search or land survey. For boundaries, easements, title status, liens or encumbrances, use recorded documents and qualified professionals as needed.

Land use does not match zoning

The Property Appraiser states tax-roll land-use codes are not zoning designations and do not determine allowed uses. Contact the municipality or Manatee County Building Department for zoning and land-use rules.

My TRIM notice shows taxes, so should I pay it?

No. TRIM is a proposed tax notice, not the final tax bill. The Tax Collector mails the actual bill later, generally in November.

The seller’s tax bill seems low

A seller may have Homestead, Save Our Homes or other benefits. After purchase, the assessed value and exemptions can change. Use current official records and tax-estimation tools rather than assuming the seller’s bill will continue.
