Collier County Property Appraiser — Find Values, Parcel Records, Maps, Exemptions & the Correct Office

The Collier County Property Appraiser is the county office that appraises real and tangible personal property and prepares the tax roll. It is the right starting point for parcel records, property values, exemptions, agricultural classifications, mapping tools and ownership display.

This guide explains how to use the official Collier Appraiser tools, what values on a property record mean, which Naples office to contact, and when your question should go to the Tax Collector, Clerk of Court, Value Adjustment Board, or zoning office instead.

Which Collier County office handles your question?

The Property Appraiser prepares the tax roll and handles property values, records and exemptions. It does not collect property taxes, record deeds, decide VAB appeals or issue zoning approval.

How to read a Collier County property record

A property record is a group of fields, not one simple answer. Before making a decision, separate the property identity, owner display, property characteristics, sales, exemptions and values.

Record field What it helps answer What not to assume
Parcel ID Which assessment record you are viewing. Do not use a similar name result if parcel ID and address do not match.
Site address Where the property is physically located. Do not confuse it with mailing address or owner residence.
Owner display Assessment ownership field used for tax-roll purposes. It is not a title insurance opinion or certified deed.
Mailing address Where assessment or tax correspondence may be sent. Changing a mailing address is not the same as transferring ownership.
Property use / class Assessment classification or use category. It is not automatic zoning approval.
Land and building data Facts that may affect value, such as area, improvements, year built or features. If a field is wrong, document the exact error before contacting the office.
Sales history Prior transfers and market-research clues. Not every transfer is an arm’s-length comparable sale.
Values and exemptions How the parcel moves from value estimate to taxable value. Just/Market Value, Assessed Value and Taxable Value are not the same.
Property record ≠ title: for deeds, mortgages, liens, plat maps or certified document copies, use the Collier County Clerk of the Circuit Court & Comptroller Official Records system.

Collier County property values: Just/Market, Assessed and Taxable

Florida property records can show multiple value fields on one parcel. Each value has a different role. Reading them as the same number can lead to wrong tax estimates and weak appeals.

Just / Market ValueAppraiser’s value estimate
Assessed ValueAfter caps or classifications
ExemptionsApplied where allowed
Taxable ValueUsed with millage
Value basics

Why Just Value can differ from Assessed Value

Assessed Value can be lower than Just/Market Value because of Save Our Homes, the 10% non-homestead cap, agricultural classification or other assessment limitations. It is not simply “market value minus exemptions.”

Tax basics

Why taxable values can differ

Exemptions do not always apply to every taxing authority in the same way. School, county, municipal and district taxable values can differ without it automatically meaning the Property Appraiser made a mistake.

Just / Market Value Assessed Value after limitations Taxable Value after applicable exemptions Illustrative flow only. Use the live Collier record and Tax Collector bill for parcel-specific numbers.

Quick millage calculator: one tax-rate component only

This calculator estimates the tax generated by one millage component. It does not include every taxing authority, school/non-school differences, discounts, penalties, or non-ad-valorem assessments.

At 4 mills, $250,000 taxable value produces $1,000 for that one authority.
Current-rate warning: never use a prior-year tax rate as if it is the current final rate. Verify whether the rate is proposed, tentative, adopted or certified before publishing a tax estimate.

Homestead exemption, Save Our Homes and portability in Collier County

Collier’s Homestead page says a person who holds legal or equitable title to Florida real property on January 1 and makes it their permanent residence, or the permanent residence of a dependent, may be eligible for Homestead Exemption.

Homestead

What it can reduce

Collier’s official Homestead page explains that the exemption can reduce assessed value up to $25,000 for all taxing authorities, plus an additional exemption above $50,000 for levies except school district levies.

Filing method

In-person application

The official Collier Homestead page says applications must be made in person at one of the Property Appraiser locations, with required residency documents.

Deadline

Before March 1

New applications for the current year must be made prior to March 1. If you move, you must file a new application because Homestead does not automatically transfer.

Bring / verify Why it matters Practical note
Evidence of ownership Shows the property interest being claimed. Examples may include deed or tax receipt, based on official guidance.
Social Security numbers Required for applicants and spouses under Florida Homestead processing rules. Do not send sensitive personal information to unofficial websites.
Florida Driver License Shows Florida residency evidence dated before January 1. Check the date before you visit.
Florida vehicle registration Supports Florida residency evidence. Official page lists it among required proof of legal residence.
Collier voter registration, if you vote Supports Collier residence status. Official guidance states it should be dated before January 1.
Trust, mobile home or non-citizen documents, if applicable Special ownership or residency situations may need extra documentation. Bring the complete supporting document if the official guidance requires it.
Save Our Homes: once a qualifying Homestead receives SOH protection, the assessment limitation generally caps qualifying Homestead Assessed Value increases. It does not mean Just/Market Value cannot rise, and it does not guarantee the final tax bill cannot increase.

Buying in Collier County? Do not copy the seller’s property-tax bill

The seller’s current tax bill may reflect Homestead, Save Our Homes protection, portability history, agricultural classification or other limits that may not continue for a buyer. Collier’s Homestead brochure warns that if the previous owner had Homestead, your assessment may be adjusted to market value the year after purchase.

Buyer warning: do not estimate your future Collier County tax by assuming the seller’s bill continues. After a qualifying ownership change, assessment treatment can change materially.
  1. Search the property on the official Collier Property Appraiser site.
  2. Save the Parcel ID and site address.
  3. Review Just/Market Value, Assessed Value and Taxable Value.
  4. Check whether Homestead or another exemption is currently shown.
  5. Check whether a tax-savings or SOH benefit appears.
  6. Review the latest tax bill with the Collier Tax Collector.
  7. Ask whether you must file your own Homestead application and portability form after closing.

Collier County VAB appeal: values, exemptions and classification disputes

The Value Adjustment Board is the administrative process for certain disputes involving property value, exemptions, classifications and related tax-roll issues. Collier’s VAB information says the board and magistrates are independent of the Property Appraiser’s office.

2026 deadline

Sept. 11, 2026

The Collier VAB portal lists the 2026 petition deadline as September 11, 2026, at 5 p.m. for in-office filing or 11:59 p.m. for online filing.

Portability petition

$15 listed fee

The Collier VAB filing page lists a $15 fee for Transfer of Homestead Assessment Difference, also called portability, petitions. Verify current fees before filing.

Formal rights

Do not miss the filing window

Informal discussion with the Property Appraiser does not automatically protect VAB filing rights. Use the official VAB portal and your notice.

Your problem Better first step Evidence to prepare
Market/Just Value looks too high Review property facts, sales and assessment history. Adjusted comparable sales, condition documents, photos and repair estimates.
Homestead denied or missing Read the denial notice and official Homestead requirements. Residency documents, ownership evidence and dated proof before January 1.
Agricultural classification issue Check January 1 use and official classification requirements. Lease, income, operation records, photos and bona fide agricultural-use documents.
Millage rate seems too high Contact the taxing authority or attend budget hearings. VAB is not the forum that sets county, school, city or district millage rates.

Tangible Personal Property: business assets are separate from real estate

Collier County’s Tangible Personal Property information explains that business property must be reported annually when applicable. This is separate from ordinary real-property Homestead and should not be confused with the parcel record for a home.

TPP return

Due April 1

Collier’s 2026 TPP documents state that the return must be returned by April 1, 2026, to receive the $25,000 TPP exemption and to avoid penalties.

Extension

Request before deadline

Collier’s 2026 extension request says an extension document must be emailed in advance, with the completed signed return due no later than May 1, 2026.

Deeds, liens and Official Records are not the same as the appraiser record

The Collier County Clerk Official Records system is the place for recorded documents such as mortgages, deeds, plat maps, declarations of condominium and related records. The Clerk’s disclaimer says the online index is a guide and should not be relied on as the complete underlying official record.

Property Appraiser display

Assessment database field

Useful for tax-roll and assessment research. It can update after recorded documents are processed and should not be treated as title insurance.
