Sarasota County’s search labels the identifier as Account Number/Parcel ID. Save this number after you find the correct record because it connects your property research across search, map view, tax estimator, TRIM review, Tax Collector lookup and VAB filing.
Sarasota County Map Property Search: useful, but not a boundary survey

The property-detail page is a record decoder. Each field answers a different question. Do not use an owner display to prove legal title, and do not use Just Value alone to estimate the tax bill.

Just Value, Assessed Value and Taxable Value explained
Sarasota County’s appraisal process explains that the Property Appraiser establishes Just Value, also called Market Value. Assessed Value is calculated after statutory assessment limits. Taxable Value is Assessed Value minus applicable exemptions and is used in tax calculations.
How to read them
- Just/Market Value is the value estimate as of January 1.
- Assessed Value can be lower because of Save Our Homes, the non-homestead cap or classification treatment.
- Taxable Value is generally Assessed Value minus exemptions for a taxing authority.
- School, county and municipal taxable values can differ because exemptions are not identical for every levy.
How tax math works
- 1 mill equals $1 per $1,000 of taxable value.
- A parcel usually has multiple taxing authorities.

Sarasota County property-tax cycle
The assessment process and tax-payment process move in stages. The Property Appraiser prepares values and TRIM notices. The Tax Collector later handles the final bill and payment process.
TRIM notice: proposed taxes, not a bill
In August, the Sarasota County Property Appraiser mails the Truth in Millage notice. The TRIM notice shows proposed property taxes and proposed or adopted non-ad-valorem assessments. It is important because it includes values, exemptions, proposed millage, budget hearings and the VAB petition cut-off date.
TRIM is not the bill
Use TRIM to review values, exemptions, proposed millage, hearing information and deadlines. The Tax Collector issues the later tax bill.
Deadlines matter
Florida law limits corrections after roll certification, so review the TRIM notice quickly if value, classification or exemption status seems wrong.

Tax estimator: useful for buyers, but read the assumptions
Sarasota’s Tax Estimator asks for the property address or account number/parcel ID, estimated purchase price, whether you are transferring a Florida Homestead benefit, and whether the property will have Homestead Exemption. Use it before relying on a seller’s current bill.

Homestead, Save Our Homes and exemptions affecting values
Records and values often raise exemption questions. Sarasota’s Homestead overview says a homeowner must own and occupy the property as a permanent residence on January 1 and apply by March 1 for the year claimed. The online Homestead application says ownership should already appear in your name and asks applicants to allow about 30 days after closing for deed and ownership processing.
Two deadline tests
You need January 1 qualification and a timely application by March 1 for the tax year, unless a late-filing route applies under current official instructions.
Up to $51,411
The first $25,000 exemption plus the CPI-adjusted additional exemption up to $26,411 can apply where legally eligible. The additional exemption does not apply to school taxes.
2026 cap: 2.7%
Save Our Homes limits qualifying Homestead Assessed Value increases to the lower of 3% or CPI. It does not directly cap Just/Market Value or the final bill.
Homestead itself does not move
If you leave one Florida Homestead and establish another, you may be able to transfer some or all of the Save Our Homes benefit. Sarasota explains that portability depends on the prior Homestead and each situation can be unique.

Sarasota directs supplemental Homestead/exemption documents to CustomerService@SarasotaPropertyAppraiser.gov. Follow any hold notice exactly and keep copies.
How to apply or verify Homestead
- Open the official Sarasota Homestead overview or online application.
- Confirm you owned and occupied the property as your permanent residence on January 1.
- Verify your deed has been processed into the Property Appraiser record if you recently closed.
- Prepare Florida driver license or Florida ID and other permanent-residency evidence requested by the official application.
- Complete the current application through the official filing method.
- Save confirmation and later check the Homestead application status.
- If denied, read the denial letter and preserve the 30-day VAB deadline from the denial mailing date.
VAB appeal: separate value disputes from tax-rate complaints
The Sarasota Value Adjustment Board process is for challenges to assessment, classification and exemptions. If you agree with the value/classification/exemption status but object to proposed taxes or millage, use the taxing-authority budget hearing listed on the TRIM notice instead.
25-day TRIM rule
Value petitions are due on or before the 25th day after the TRIM notice is mailed. The cut-off date is printed on the TRIM notice.
30 days from denial letter
Exemption or transfer-of-assessment-difference denial petitions use the deadline from the denial letter mailing date.
$50 online filing fee
The Sarasota Clerk VAB page states online filing requires a $50 filing fee, with a 3.5% card processing fee through the third-party payment system.

The Property Appraiser record can show assessment ownership, but it does not provide a legal title opinion. A recorded deed may exist before the assessment display looks updated.
- Search the property on the official Property Appraiser site and save the Account Number / Parcel ID.

- Search by party name, instrument number, book/page, document type, date range or legal-description clues where available.
- Open the matching document and verify recording date, parties, legal description and instrument reference.

Sarasota County property record troubleshooting
Address search returns no result
Try Account Number / Parcel ID if available. Otherwise simplify the address, search by street only, check ZIP/municipality, try subdivision, or use map property search.
Owner search shows several properties
Compare site address, account number, parcel ID, municipality, legal description and sale/deed context. Do not rely on owner name alone.
The property record shows the prior owner
First check the latest recorded deed in Sarasota Clerk Official Records. The assessment ownership display may update after deed processing, so confirm recording before assuming another deed is needed.
My Market Value increased more than the SOH cap
Save Our Homes limits qualifying Homestead Assessed Value, not Just/Market Value and not the final tax bill. Check Assessed Value, SOH cap, exemptions and taxable values separately.
School taxable value is higher than county taxable value
This can be normal because not every exemption applies to school taxes. The additional Homestead exemption does not apply to school levies.
The seller’s tax bill is lower than my estimate
The seller may have Homestead, Save Our Homes or portability benefits. Buyers should use the official Sarasota Tax Estimator and check current Tax Collector information rather than copying seller taxes.
The map boundary appears incorrect
Use the map for assessment research only. Boundary, easement and title issues may require Official Records, a surveyor, a title professional or legal guidance.
I disagree with the proposed taxes, not the value
If the issue is millage or budgets, use the taxing-authority hearing information on the TRIM notice. The VAB handles eligible value, classification and exemption disputes, not general tax-rate objections.
