The Tax Collector lists collection beginning in November, a 4% discount by November 30, a 3% discount in December, a 2% discount in January, a 1% discount in February, the gross amount due by March 31, and delinquency beginning April 1. Homestead exemption, Save Our Homes and portability

Jefferson County’s homeowner page explains that Homestead can reduce taxable value and that applicants must own and occupy the Jefferson County home as their permanent residence as of January 1 and submit an application no later than March 1 of the year the exemption should begin. The page also says applicants must provide no less than two forms of Florida residency identification for each resident.

Jefferson County’s business-owner page explains that Florida law requires persons, firms, businesses and corporations owning, leasing, managing or controlling tangible personal property in Jefferson County to file a Tangible Personal Property Tax Return, Form DR-405, between January 1 and April 1. The filing deadline to avoid penalties is April 1.

The map line looks wrong

Use qPublic maps, CAMA downloads, GIS data and map books for research only. Boundary, easement and legal-description disputes may require Clerk Official Records, a surveyor, title professional or attorney.

The owner changed but the appraiser record still shows old information

First verify the deed in Clerk Official Records. A recorded deed and the appraiser’s assessment display can update on different schedules. Contact the Property Appraiser if the deed is recorded but the parcel display has not updated.

The property use does not match my zoning plan

Assessment use is not zoning approval. Jefferson County’s data page says site addresses should be verified with Building and Planning. For zoning, land use and permits, contact the appropriate planning or building department.

Market value rose more than the Save Our Homes cap

Save Our Homes limits qualifying Homestead assessed-value increases, not market-value increases. Your tax bill can also change because of millage, non-ad-valorem assessments, new improvements or exemption changes.

The seller’s tax bill looks too low

A seller may have Homestead, Save Our Homes protection or portability history. Buyers should search the official record, review exemptions, compare assessed value with market value and use the official tax estimator before estimating future taxes.
